Overview
After you approve the final schematic design scheme, we will move into the Design Development Phase of the project. This is where we take time to explore the design in much greater detail. We look at different material that can be used on both the exterior (siding, roofing, doors, windows, etc.) and interior (floors, ceilings, walls, doors, railings, etc.) of your home. We will discuss various options for structural systems, heating and air conditioning systems, and lighting concepts. We will work to better understand how the building components will go together and how the various materials and systems will function and interact. We may start to gather color and material samples to help you understand and visualize and coordinate the finishes for your home. We will create preliminary door, window and finish schedules. We may begin to generate some of the more critical construction details for the project that will impact the design. We may also consult a contractor to put together preliminary pricing for the design. This will help us understand where the project stands in relation to the budget. It will allow us the time, if needed, to make changes to get the project back within the budget or add items if the budget allows it. This is the time to make the last of the significant changes to the design. While changes can always be done, they get more complicated and time consuming once we have started producing construction documents, and therefore may require additional fees.
