Overview
After completing the Design Development Phase, we begin the Construction Documents Phase of the project. During this phase we will produce the documents and drawings to describe and illustrate how the various components go together. These documents are critical to insuring your house is built the way you want it. At a minimum, we will provide enough documentation to obtain a building permit. Beyond that, there is still a lot of documentation that can be provided to the contractor for construction. The purpose of the documents is to explain the intent of the design to the contractor. The documents will give the contractor dimensional and material information necessary for the pricing and construction your home. The complexity of the project and the level of service you request will determine the amount of documentation we provide. The more information and details in the drawings, the better the contractor will be able to understand the design, but the more time it will take us and the greater our fees will be. If we know the contractor and his level of knowledge and ability, some of the drawings may not be necessary. There are a lot of decisions that will need to be made over the course of your project, and you need to determine who you want (you, us, contractor) making the decision. These things are determined during the Initial Interview Meeting, explained in the scope of work portion of the Fee Proposal and included in the fee. We will coordinate documentation with any other consultants (structural, mechanical, landscaping, etc.) that may be involved in the project. Once we have completed (or nearly completed) the construction documents, we can help with getting bids or negotiating the pricing with contractors. If a contractor has not already been selected, we can help you in the process of selecting a general contractor.
